That's the hardest uncontrolled light condition we deal with anywhere in this city, and it doesn't sit on one compass bearing, because the shoreline curves and each cove faces its own way. We read the elevation at the hour it actually bothers you rather than assuming west.

The story mix follows the ground: waterfront lots frequently carry walk out lower levels because the land falls to the water, so you get three levels on the water elevation and two on the street elevation of the same house. That's not a floor plan quirk, it's a measuring and access problem, and it decides where a lift has to stand on install day. Home sizes were never published as a range, and the spread inside this area is wide enough that we don't quote from an average.
Three levels of glass on one elevation
On a custom waterfront house the water side is usually a wall rather than a set of windows: fixed units mulled into banks, sliding or folding doors at floor level, transoms above, and lower level openings below the main floor where the ground has fallen away. Everything above the first floor is out of reach, which means motorization is the only control type that gets used after the first month. Fabrics 120 inches and taller, or with a height to width ratio of 4 to 1 or greater, take larger light gaps than standard published figures, and on a wall like this that's worth knowing before you specify blackout anywhere.
The stock is post-1970s, so mounting depth is usually generous with drywall returns, and the houses are far squarer than the pre war city fabric. The catch is shoreline ground. Fill and grade change mean settlement isn't uniform across a single house, so we still run three widths, three heights and a diagonal at every opening rather than assuming a 1998 house is factory square in 2026. On the widest fixed runs the live risk isn't squareness anyway, it's headrail sag across a span that wants splitting.
Glare arrives twice
Direct sun through the opening and a second pass reflected off 1,890 acres of surface. That doubles the hours a room is uncomfortable and it hits at low angles when the sun is under any eave you have. Solar fabric with a stated openness factor is the tool, and the openness gets chosen at the window rather than from a card, because 1, 3, 5 and 10 percent read completely differently against water.
Motorize what nobody can reach
Upper units on a two story water wall never get operated manually. We set upper and lower travel limits at installation, build and test scenes with you present, and quote the battery arrangement openly, since Hunter Douglas puts PowerView battery life at about a year. A sun sensor or an astronomical timer earns its place here more than in most houses, because the problem hours are predictable.
The lower level is its own job
A walk out lower level on the water side takes the same reflected light as the main floor, often with lower head heights and a different ceiling. It's easy to leave it out of the scope and then find it's the room the family actually uses in summer. We schedule it with the rest of the house so it's one dye lot and one hardware finish, then phase the install.
Two houses, two counts
A waterfront estate at roughly 24 to 40 openings and an interior lot ranch at roughly 14 to 22 are different budgets, different lead times and different install phasing. We count your openings and quote from that. Nobody should be pricing a Geist project off a community average when the community contains both.
What we specify against open water
Glare control and reach drive nearly every decision on the water side, and privacy barely features, because the nearest sightline is usually a boat. On the interior lots the conversation flips back to something conventional: street facing privacy, bedroom darkness, and heat on the west rooms. Because private covenants are the live restriction here rather than any public review, we ask which named community you're in before quoting anything mounted outside the building.
Motorized solar shades
The default on a water elevation. Solar fabric cuts glare and heat while keeping the reservoir visible, which is the reason the house exists, and a motor is what makes the upper units usable. We specify openness per elevation rather than per house, group shades into scenes, and set travel limits at installation so the bottom rails line up across a mulled bank.
Dual or zebra shades in the living space
Where one room needs both a sheer daytime setting and a closed evening setting on the same shade, banded fabric gives you both without two products in one opening. It handles the swing between a glare problem at four o'clock and a dark glass mirror problem at nine, which is a genuine complaint on a water elevation once the lights are on inside.
Cellular shades on the walk out level
Lower levels against the grade run cooler in January and warmer in July than the floor above. Cellular fabric measurably helps: DOE and Oak Ridge National Laboratory testing recorded up to 20 percent of heating energy saved and up to 15 percent of total heating and cooling energy against a bare window. Top down bottom up on that level lets you keep the water view and cover the part of the opening people walk past.

Streets, landmarks and schools
The Indianapolis side is the Marion County shore, in the northeast corner of the city about 17 miles from downtown, with Fall Creek Road connecting to I-465 and I-70. Fishers lies across the water in Hamilton County, and Lawrence, Fortville and McCordsville also touch the reservoir, so a page or a quote that just says Geist hasn't said enough. Three school districts touch the water. On the Marion County side that means MSD Lawrence Township with Lawrence North and Lawrence Central high schools, while the Fishers side is Hamilton Southeastern. Geist Marina is the landmark everyone navigates by, and Citizens Reservoir, a converted limestone quarry holding three billion gallons, was completed in 2020.
Community associations are the real restriction here
There's no historic designation over any of this and no public design review of any kind, so the live question isn't a certificate, it's your own declaration. Each named waterfront community has its own association, and those associations control shoreline structures and docks and frequently exterior appearance as well. That makes Geist the most likely place we work for a private covenant to govern an exterior shade or an awning. We did not read any recorded declaration for any community here, so we won't tell you what your documents say. What we'll do is ask which community you're in, ask you to bring the declaration and any architectural guidelines to the measure, and write the specification to whatever they actually require. If the documents are silent, that's worth confirming in writing with your board before anything gets fixed to the outside of the building.
