About Williams Creek

Local Window Treatment Experience in Williams Creek

A quote here starts with a question people don't expect: what year is your house? The plat record runs from Williams Creek Estates Meridian Hills, recorded 25 May 1925, to The Ridge on Williams Creek, recorded 15 November 2023. Both are Williams Creek addresses and neither one measures like the other. The 1920s stock came out of five model homes that the architectural partnership Pierre and Wright built in five named styles, and its openings sit in deep masonry reveals. The houses on The Overlook plats of 1975 through 1978 have drywall returns instead. That single difference decides whether an inside mount is even on the table before anyone talks about fabric.

The second thing shaping work here is the ground itself. Four miles of curving streets over wooded, hilly terrain means orientation changes house by house, and the grade changes what the trees actually shade. There's no street in this town where one side takes the afternoon and the other doesn't, because nothing runs straight long enough for that to be true. Creek side lots back onto open water with mature trees over it, which gives softer light but a longer season of it. So we walk the house and read each elevation rather than working off a compass bearing and a floor plan.

We have served Williams Creek homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Indianapolis crew approaches every project with clear communication and respect for your property.

The Housing Here

Twenty five plats, ninety eight years, one town name

The Marion County platted subdivision layer documents twenty five recorded plats under the Williams Creek name, and the recording dates tell you the shape of the place. Williams Creek Estates Meridian Hills went in on 25 May 1925 with its 2nd Section following on 12 December that year. Williams Creek Hills Survey came 28 July 1947, Williams Creek Heights 13 December 1955, Williams Creek Estates Place 11 June 1960 and Williams Creek Heights 3rd Section 8 December 1960. The Overlook at Williams Creek then ran from 27 February 1975 through Phase XII on 3 November 1978, so one named development inside the town built out in a dozen recorded stages across four years.

The modern record is just as busy. Williams Creek Ridge was recorded 1 February 1995, Braewick Estates at Williams Creek 9 October 2012, Megan's Place at Williams Creek 16 June 2015, Williams Creek Manor 5 October 2018 and The Ridge on Williams Creek 15 November 2023. That last one went in three years ago. No unit count has been published for the town, and the lots were never sourced as dimensions, but the development plan is on record: four miles of curving streets laid through existing woodland along the creek, which implies generous and irregular parcels rather than a repeating suburban module. The stock is predominantly two story custom work in every era.

What It Means For Your Windows

Three casing regimes and no dominant exposure

We work three different regimes inside this one town. The 1925 to 1940 houses derived from the model homes carry deep masonry reveals and roughly 26 to 40 openings, which is the highest count anywhere on the north side. The 1955 to 1978 stock runs about 20 to 32 openings with drywall returns and much shallower depth at the stop. The 1995 through 2023 custom houses run about 24 to 36 with applied casing detailed by whoever built them. Those figures are our reading of the sourced house types rather than a survey, and we count your actual openings at the measure.

Exposure is the part people get wrong. On a gridded street you can predict which rooms get the low afternoon sun before you arrive. Here the plan was drawn to follow the terrain, so the front of one house faces southwest and the front of its neighbor faces north, and a lot that falls toward the creek has a lower level fully open on one elevation and buried on another. Add ninety nine years of settlement range across the town and you get a house by house job. We take three widths, three heights and a diagonal at every opening, and we check depth at the stop against the specific headrail or cassette you're considering.

Leaded and multi light upper work

The Tudor model set the vocabulary for a lot of the 1920s stock, and that means leaded and multi light patterns in the upper part of the opening plus side hinged operable units. A shade stacked inside the reveal covers the detail somebody paid for. We usually mount above the trim on those, or specify a treatment that parks clear of the decorative work when it's up.

Round headed and arched heads

The Spanish and Italian model houses brought arched and round headed openings with deep reveals, and a curved head can't be captured with a three point measure. Those get templated. From there you can have a fixed arch panel in shutter material over operable units below, or a treatment sized to the springline that leaves the arch bare.

The Overlook changed the product

The 1975 to 1978 phases introduced larger fixed units, sliding doors and the first big room glass in the town. Different problem entirely: wide runs where a single headrail sags, shallow drywall returns, and a stack height that has to be worked out so it doesn't sit in the view. These are the houses where a continuous fascia over two treatments earns its keep.

Palladian stair windows

The Colonial model brought fanlights, sidelights and a tall stair window on the half landing. Nobody operates one of those by hand after the first month, so the honest answer is motorization with travel limits set at installation. It also means working out ladder access and anchoring before the order goes in rather than on install day.

What We Specify Here

What tends to get specified in Williams Creek

Two conversations happen in this town and they don't overlap much. In the period revival stock the brief is usually to cover glass without hiding the detail around it, which pushes toward treatments hung above and outside the opening rather than buried in the reveal. In the post-1975 houses the brief is scale and reach: wide runs, fixed units well above head height, and rooms that get uncomfortable by four o'clock in July. Because the town is wooded and the lots are generous, front of house privacy is rarely the driver here the way it is on a city grid.

Hardwood plantation shutters

The right answer in a conditioned principal room in the 1925 to 1940 stock, where the reveal is deep enough to carry a frame and the architecture wants a hard treatment. We keep hardwood out of bathrooms and unconditioned sunrooms here and put composite there instead, because the local humidity swing moves wood in both directions every year.

Lined custom drapery

Period revival principal rooms have ceiling height, hard plaster surfaces and openings tall enough that a hard treatment reads heavy. Lined panels hung above the trim on a traverse rod cover the glass, soften the room acoustically and leave the leaded or arched detail visible. Fullness and yardage get set against the return and the overlap you actually need.

Motorized roller or solar shades

For The Overlook stock and any 1995 to 2023 house with units above reach. Solar fabric with a stated openness factor handles the glare without closing the view down, and the motor is what makes it get used. We quote the battery arrangement openly, because Hunter Douglas puts PowerView battery life at about a year.

Woven wood shades on the creek side

Creek side rooms look into water and mature trees rather than at a neighbor, so the job is filtering rather than blocking. A woven wood shade suits that light and the wooded setting. It passes light in both directions after dark, though, so any room used in the evening gets a liner specified with it rather than added later.

Getting Around

Streets, landmarks and schools

The town sits inside 81st Street, College Avenue, Williams Creek and Pennsylvania Street on the north side, and residents give directions by the creek and the curving drives rather than by a numbered grid. Meridian Hills, itself a separate incorporated town that was created in 1937, adjoins to the south, and the earliest plats here carry the name Williams Creek Estates Meridian Hills, which is the two towns' shared origin written into the record. Nora lies to the east. Meridian Hills Country Club is the nearby landmark people use to place the area.

Association Rules

A town council, not a homeowners association

No homeowners association was found covering Williams Creek, and the body that matters instead is the town itself. It operates under a three person council elected to four year terms and it passes its own ordinances, which means any restriction on exterior work here would come from the town rather than from the city. We could not establish whether the council exercises architectural control of any kind, and we won't tell you a rule exists when we couldn't read its text. What we can say plainly is that the Indianapolis Historic Preservation Commission has no jurisdiction inside an incorporated town, and no Williams Creek district appears in the commission's map layer or in the city's historic sites inventory. If you're planning an exterior awning or an exterior shade, call the town office first and bring us whatever they tell you.

Common Questions

Williams Creek Window Treatment FAQ

Questions we hear most often from Williams Creek homeowners.

Not from the Indianapolis Historic Preservation Commission, because it has no authority here. Williams Creek is a separately incorporated town rather than part of Indianapolis, and no Williams Creek district appears in the commission's published map layer or in the city's historic sites inventory list. That covers interior blinds and shades, which sit outside that review everywhere, and it also covers exterior awnings and exterior solar shades, which would need a certificate inside a city district. The open question is the town's own ordinances, which we could not read. Ask the town office before you commit to anything fixed to the outside of the building.
Because they're different trades in the same town. A 1926 house derived from the Pierre and Wright model homes has deep masonry reveals, openings that have moved for a century, and typically 26 to 40 of them. A house on a plat recorded in the last decade has drywall returns, factory square openings and fewer of them. The older house takes longer to measure, more often needs an outside mount or a templated arch, and carries more openings to fabricate. The newer one usually accepts an inside mount straight off. Same street, same town name, two different quotes.
Often in the principal rooms and rarely everywhere. The period revival stock has genuine depth at the stop, which is the good news, but three things eat it: interior storm panels on the room side, the depth your chosen product line actually needs behind the face of the trim, and leaded or multi light upper work that a stacked shade would cover. We measure depth opening by opening against the specific cassette or headrail rather than assuming the house has one answer. Where it doesn't hold, we tell you which openings convert to an outside mount before the order goes in.
There's no town wide answer, and that's the useful thing to know. The plan follows wooded, hilly terrain across four miles of curving streets, so two neighboring houses face materially different directions and the grade decides which elevations the canopy actually shades. A creek side lot backs onto open water with trees over it, which is a different light again. We read each elevation at the measure and pick openness factor per room. Anybody quoting you a single fabric for the whole house without walking it is guessing.
Motorize it, in almost every case, and settle access before the order. The Colonial model brought Palladian stair windows with fanlights and sidelights, and those sit on a half landing well above reach. A manual treatment up there gets operated twice and then left. We set upper and lower travel limits at installation and re verify them, and we work out the ladder position and the anchoring in advance so install day isn't a surprise. On the fanlight itself, leaving it bare is often the better looking answer.
It will if you mount it inside the reveal, which is why we usually don't. On the Tudor derived stock the decorative work sits in the upper part of the opening, and a shade that stacks there covers exactly what the house was bought for. Two ways round it. Mount the headrail above the trim so the stack sits on the wall rather than in the opening, or use a treatment that parks tight, such as a roller on a small tube in a cassette. Drapery hung above and returned to the wall leaves the whole opening visible when it's open.
One order, and then an install run over more than one day. Ordering once matters because dye lots differ and hardware finishes shift from one production run to the next, and a house bought in two halves months apart will show that on a wall taking side light. Phasing the install matters because nobody wants every room open at once. We usually run the principal rooms and the primary bedroom first, then the secondary bedrooms. Custom fabrication typically runs two to five weeks, longer on templated arches and motorized configurations, so we work backwards from any date you're actually tied to.
No public design review stands in the way, because there's no historic district over the town and the city commission has no jurisdiction inside an incorporated town. The check that does apply is the town's own ordinance, which we could not read, so call the town office before ordering. On the product side, an awning or an exterior shade stops the energy outside the glass rather than after it's already in the room, which does more for a west or southwest elevation in July than any interior fabric can. Installed cost nationally runs roughly $1,000 to $6,000.
