One plat, one day, and a river that loops

The Marion County platted subdivision layer records WARFLEIGH with a single recording date of 11 May 1910. That's a genuinely unusual thing on the north side. Broad Ripple's thirteen plats span 137 years, Irvington's twenty span seventy eight, and Crows Nest carries four separate 1950s plats on top of its pre war estates. Warfleigh is one decision on one day, which means the housing is far more consistent in era than its neighbors and there's no equivalent of Broad Ripple's problem where two houses in one price band have opposite casing conditions.

The houses are predominantly 1910s to 1940s, so expect the construction that goes with that era on this side of town: real wood jambs with applied casing, weight pockets behind, plaster over wood lath, and head heights above what a modern house gives you. Nothing here has open plan glass, on a 1910 plat. The neighborhood association wasn't founded until 1996, which is decades after Butler-Tarkington organized in 1956, Meridian-Kessler in 1965 and Broad Ripple Village in 1969. It's a late organizing pocket in an early organizing part of the city.

Water on two sides and what it does to a shade

Direct sun and reflected light behave differently and need different answers. Direct sun comes from above and a correctly sized interior shade intercepts it. Reflected light comes off the river surface at a low angle from below, passes under the hem of a shade that stops at the sill line, and washes the ceiling. On a rear elevation facing water that's a genuine complaint, not a theoretical one, and it's worst in the early morning and the late evening when the sun sits low. We handle it with a longer finished height, an outside mount that overlaps below the sill, or a side channel that closes the edge.

Because the river wraps the north and west sides, the affected elevations aren't the ones people expect. A house here can take reflected light on a north facing rear wall, which never happens on a normal lot. The other consequence of water on two boundaries is that a lot of rear elevations have no neighboring house behind them at all, so there's nothing breaking the low sun at either end of the day. Behind the trim, a 1910-platted house gives real wood jambs, applied casing and weight pockets, and 80 to 115 years of settling, so three point measure throughout.

Getting around Warfleigh

This is a north side pocket wrapped by a loop of the White River, with Westfield Boulevard to the south and College Avenue to the east. Broad Ripple sits across the river to the north, which is why people here describe their location by the river frontage and by Westfield rather than by a grid coordinate. The Monon Trail runs close by and Broad Ripple Park is across the water. Schools run through MSD Washington Township with North Central High School serving the area. Broadway Street and Ruckle Street run through the neighborhood along with East 68th Street.

A voluntary association and no designation at all

The Warfleigh Neighborhood Association was established in 1996 and it's voluntary. It has no architectural control over your property and it isn't a mandatory homeowners association. Warfleigh also has no historic designation of any kind: it doesn't appear in the IHPC district layer and no Warfleigh historic district appears in the city's historic sites inventory either, which makes it unusual among the north side neighborhoods we cover, since it sits between two nationally listed districts and carries neither status itself. So there's no certificate of appropriateness requirement, no National Register listing to argue about, and no association with authority. The only enforceable restriction on exterior work here would be a covenant recorded against your own deed from the 1910 plat, which is worth checking before ordering anything fixed to the outside of the building.
