No other neighborhood in Indianapolis puts a planted median between opposing front elevations, and it changes the light on every front room in the district. Houses here don't look across open pavement at the house opposite. They look into mature planting, statuary and fountains. One fabric decision can genuinely cover a whole elevation here, which is not true in Irvington or Golden Hill where the streets bend.</p><p style="font-size:16px;color:#4a5a6a;line-height:1.75;margin:16px 0 0">The houses are substantial: predominantly two and three stories, running 24 to 34 openings on an 1890s Queen Anne or Eastlake-Stick house of this scale. Eastlake-Stick is the signature and it's highly articulated, with incised and turned wood detail framing the openings and applied stickwork dividing the wall planes. Queen Anne adds towers with curved or faceted glass, oriels, bays and transoms carrying colored and leaded margin lights. The Edwardian houses bring broader openings and larger single panes. Half landing stair windows are common at this scale and they're usually the last thing anybody gets around to covering.

Eighty acres, four streets and a plan twenty years older than the houses
The sequence matters. Woodruff purchased 80 acres and subdivided in 1872, the Panic of 1873 collapsed his finances, and development stalled for two decades before the 1890s boom filled the Drives in. So the layout belongs to the Second Empire moment and the buildings belong to the Queen Anne one. It was an independent incorporated town from 1876, and it stayed independent for the better part of a century. Indianapolis charged the town $25,000 for police and fire protection in 1953, the town fought annexation all the way to the United States Supreme Court, and it finally surrendered on 20 March 1962.
Brandt Steele, son of the painter T.C. Steele, designed the houses at 798 and 811 East Drive, which is the sort of detail that tells you what kind of place this was. Lots are generous, fronting the three boulevards across 80 acres. Residents give their address by Drive rather than by street number alone, which we haven't found anywhere else in the city and which is worth knowing when you book a measure. The esplanades, the statuary and the fountains are contributing features of the historic district in their own right, not decoration that happens to be there.
Incised trim, uniform orientation and a shaded front elevation
Depth isn't the issue in these houses. Deep wood jambs with heavy applied casing are the norm and an inside mount usually has room. The complication is the Eastlake-Stick detailing, because incised and turned trim around an opening can prevent a clean bracket fixing on the face. A face fixed bracket needs a flat, continuous surface to land on, and carved or turned work gives you neither. That pushes the mount either inside the opening, where the depth is generous, or onto a header board sized to span the decorative work and land on something solid at each end.
The light situation is genuinely unusual and worth planning around rather than fighting. Front rooms look into a planted esplanade, so the frontage is filtered rather than open, all day, all year in the leaf season. Rear elevations don't have that benefit. On a typical Woodruff Place house that means the front rooms can carry a more open fabric than their orientation would suggest, while the back of the same house behaves like any other Victorian in the city. We walk the whole house rather than assume the frontage tells you about the rest of it.
Carved trim won't take a face fixed bracket
Incised and turned Eastlake detail surrounds a lot of these openings and it leaves no flat continuous surface for hardware. We check the fixing face at the measure and either move inside the opening, where these houses have real depth, or specify a header board spanning the decorative work. What we won't do is stack shims behind a bracket to bridge carving, which loosens over time and marks the trim.
One orientation per Drive
The three Drives run parallel, so every house on West Drive faces the same way, and the same is true on Middle and East. That's rare enough to be useful: a fabric that works on one front room usually works on the neighbors' too, which makes phased ordering across a whole elevation more predictable here than anywhere else in the city. We still measure each opening, but the specification argument gets simpler.
The esplanade is doing shading work
Mature planting sits between opposing front elevations rather than open pavement, so front rooms get filtered light all through the leaf season and considerably more in winter once the canopy drops. That's a seasonal swing worth designing around. A fabric chosen in July on a shaded front room can feel very different in January, so we look at both conditions before recommending an openness factor.
Stair windows and the half landing
Houses of this scale carry a stair window on the half landing, visible from two floors and out of reach from both. It's the opening most often left bare in a Woodruff Place house. Against a bare window, DOE and Oak Ridge National Laboratory testing recorded heating energy savings reaching 20 percent. In a three story house with a lot of exposed wall, that's the product we put in the bedrooms first.
Roman Shades
Where an opening is rectangular and surrounded by carved detail worth showing, a flat Roman inside the opening adds fabric without hiding the work. It also avoids the bracket problem, since the mount lands on the jamb rather than on the carving. Expect a visible stack at the head, deeper on a taller opening, and we'll give you that number before you order rather than after it arrives.
Exterior Solar Shades
An exterior shade stops solar energy before it reaches the glass, which is why it outperforms anything interior on a hot elevation. In this district it's also the product that needs the paperwork. Anything fixed to the outside of the building is an exterior architectural feature under IC 36-7-11.1-9(a), so treat it as needing a certificate of appropriateness and confirm with IHPC before ordering. In Woodruff Place that language reaches further than the houses, because the esplanades, the fountains and the cast iron statuary are contributing exterior features of the district in their own right.
